EPC D to C in a semi-detached house
The mid-century semi is the most common house in Britain and — when its cavities are still empty — the easiest D-to-C conversion in the entire stock. One injection job and a weekend in the loft frequently covers the whole gap.
Why semis respond so well
A semi exposes three walls and shares one. Build dates cluster between the 1930s and the 1980s, which means cavity wall construction almost throughout — and millions of those cavities were never filled. An unfilled cavity is the single biggest point opportunity in RdSAP: filling it typically adds 5 to 10 points at £1,000–£2,600 for a standard three-bed semi. Most semis at D 56–63 are one filled cavity away from the band C boundary.
First check whether the job is already done. Look for rows of small mortar drill marks at regular spacing (the tell-tale of a previous injection), ask the previous owner for a CIGA guarantee, or simply read the "Walls" line of your EPC: "cavity wall, as built, no insulation (assumed)" means opportunity; "filled cavity" means look further down this page.
Worked example: 1965 semi, D 58
Three-bed semi, gas system boiler with cylinder, empty cavities, 100mm loft insulation, programmer but no room thermostat, mixed lighting. Gap to C: 11 points — a big gap, handled cheaply.

Total: about £2,835 plus the new assessment. Three points of headroom over the boundary — sensible, because published gains are typical values and the assessor's recorded inputs decide the real number. All of these measures qualify for 0% VAT until 31 March 2027, and benefits-linked households may get the insulation free through supplier or council schemes.
If the cavities are already filled
A filled-cavity semi still stuck at D usually has its points trapped in the heating system or has an older, partial fill that has settled. The pecking order:
- Old boiler? If the certificate shows main heating efficiency below about 80%, a condensing boiler replacement is worth 5–12 points at £2,500–£4,000.
- Roof headroom? A 4 kWp solar array on a semi roof adds 8–14 points at £5,000–£7,000 — see the measures ranking for the conditions.
- Suspended timber floors? Floor insulation is disruptive but adds 1–3 points and noticeable comfort in 1930s semis.
- Defective old fill? Extraction and re-injection is a real (if niche) industry; a borescope inspection settles the question before you pay for anything.
Semi-specific pitfalls
- 1930s semis with bay windows often have solid or rubble-filled sections around the bays — a competent installer surveys rather than assumes, and the assessor may record mixed wall types.
- Garage conversions and side extensions built before 2000 commonly lack wall insulation and pull the average down. Flag them to the assessor with any building control paperwork you have.
- Driven rain exposure: west-facing semis on exposed sites need a cavity suitability check — a reputable installer does this as standard and it protects the resale story too.
