EPC D to C in a detached house
A detached house fights the SAP model on every front: four exposed walls, the largest roof, the largest floor, and usually the most volume to heat. The cheap-measures route that finishes a terrace often leaves a detached home three or four points short — which is why detached plans so often end with panels on the roof.
The detached disadvantage, quantified
Heat-loss area per square metre of living space is the quiet driver of every EPC. A mid-terrace might expose 1.1 m² of wall, roof and floor per m² of floor area; a detached house can expose more than double that. The same measure therefore moves a detached score less, while costing more to install — cavity fill that costs £900 on a terrace runs £2,000–£2,600 on a four-bed detached simply because there is more wall. Budget expectations should scale accordingly: most detached D-to-C projects land between £4,000 and £9,000.
Worked example: 1982 detached, D 60
Four-bed detached, gas system boiler (2010, condensing), filled cavities — typical for the era — 150mm loft insulation, full double glazing, programmer and room stat but no TRVs. Gap to C: 9 points, with the two biggest fabric wins already taken. This is the classic "insulated but stuck at D" detached.

Total: around £7,300. The solar array is doing the heavy lifting, and on a detached house it usually can: roof area is rarely the constraint, and an unshaded south or west slope fits 4 kWp comfortably. The array also produces real money — export earnings plus bill savings on a well-oriented 4 kWp system commonly run £600–£900 a year at 2026 prices, which no other measure on this site can claim. VAT is 0% until 31 March 2027.
Alternatives to solar
- Boiler swap — only if old. This example's 2010 condensing boiler earns little by being replaced. A detached home still running a pre-2005 non-condensing unit is different: 5–12 points for £2,800–£4,000, and the plan changes shape. Check the efficiency line on your certificate.
- Unfilled cavities. 1950s–70s detached homes often still have them: 6–10 points for £2,000–£2,600 and the single best detached measure where available.
- Heat pump. With the £7,500 Boiler Upgrade Scheme grant, an air source heat pump can both heat the house and lift the score under current SAP electricity factors — but it is a whole-heating-system decision, not an EPC tactic. See the notes in the measures ranking.
- Room-in-roof insulation. Detached homes with converted lofts frequently have thin sloping-ceiling insulation that drags the whole assessment; insulating between and over rafters during any re-roof is the economical moment.
Detached-specific pitfalls
- Conservatories and large glazed extensions — if not thermally separated by doors, they can be pulled into the assessment and hurt the score. Keep the separating doors in place on assessment day.
- Oil and LPG heating, common in rural detached homes, scores worse than mains gas per unit of heat. These properties get disproportionate gains from heat pumps and solar — and disproportionately little from minor tweaks.
- Multiple heating zones recorded wrongly. A detached house with two zones and full controls should be recorded as such under RdSAP 10 — make sure the assessor sees the second thermostat. The SAP points guide explains what gets recorded.
